“We split three ways on who we support. One is the local people in need: we put homeless people into their own homes to live in partnership with our local YMCA, and I’m very, very proud of that. That’s the thing that gives me the most satisfaction about our community activity, putting those people from the street into accommodation and sheltering them, giving them food, giving them clothing, and giving them the security and getting them off the street.”

“We provide various things to our staff as well, to help, educate and support them. And also recently, as of two years ago, we started to look after the environment, and that’s very close to my heart.”

ServiceMaster Clean Contract Services franchisees get set to Thrive in 2025.

Last night, franchise partners from across ServiceMaster Clean Contract Services gathered at the Village Hotel in Nottingham for an exclusive conference event: Thrive in 2025, which explored the future of the brand and the journey ahead for the rest of the year.

Franchisees came together to get ahead of the curve, network with industry leaders, and be inspired by what’s coming next through future-focused insights in Contract Services, cutting-edge technologies and a gala dinner and awards ceremony to recognise the outstanding achievements from across our network in the past year.


The Conference

After being welcomed by our managing director, Alan Lewin, and getting the heart pumping with some light exercise from our guest energiser, delegates had the chance to network with one another and get some quality face time to discuss key learnings, successes and challenges within their businesses to support, mentor, and learn from one another to help them thrive in 2025.

They were then joined by guest speaker, Professor Paul McGee, the founder of The Sumo Guy, and one of Europe’s leading speakers on change resilience, leadership and wellbeing. Learning his SUMO method for approaching change and challenges in our professional and personal lives, we laughed as well as learned throughout this highly engaging session.

Capping off the day, our franchisees took part in an innovative team-building and problem-solving exercise that challenged them to adapt to changes and challenges in their task, and find their optimal roles and strategies to communicate through and overcome change.

In the evening, our franchisees donned a black and white theme for a gala dinner and awards night that saw forty awards for their successes over the last year for their growth, people, investments, customer care, advocacy and overall excellence, some of which were sponsored and awarded by our event sponsors, Capital Fleet Solutions and Rosemary Bookkeeping, and our charity of the year, Alzheimer’s Society.

 Siva Kugathas from ServiceMaster Clean AAA left war-torn Sri Lanka at 18 to travel to the UK. A single father to his two children, he wanted to provide them with a better life.

He returned this week as a decorated and successful business owner to collect the South Asian Award of Appreciation for his commitment to sustainability at the International Sustainability Business Summit and Global Business Leadership Forum 2025, and the Social Entrepreneur of the Year in Cleaning award.

Sustainability at ServiceMaster Clean AAA

For Siva and the team at ServiceMaster Clean AAA’s 19 locations across the UK, sustainability and social responsibility are core to how they conduct business.

As Siva testified during his speech for the Global Business Conclave at the House of Lords earlier this year, it is up to businesses that often disproportionately impact the environment compared to other contributors to take action for change.

“In our market, sustainability has become a hot-button topic, but many businesses, despite possibly having the most skin in the game, have been slow on the uptake. In fact, Forbes recently estimated that although 90% of companies agree that sustainability is essential, only 60% have implemented any strategy to improve their practices.”

At ServiceMaster Clean AAA, Siva has gone to great lengths to ensure his business acts sustainably, most notably, opening the ServiceMaster Clean AAA Woodland in 2023 as a conservation area for local wild and plant life, where the team plants a new tree for every new contract signed across the UK to offset the carbon emissions produced by their operations.

“I am determined to take care of my community and work hard to engage with it at every level through my business. Global Power Leader Awards: Global Business Conclave

The Global Power Leader Awards, held annually at the Global Business Conclave, celebrate pioneering brands and leaders who have redefined industries through innovation, sustainability, and ethical leadership.

The World Centre for Research and Consulting (WCRCInt) holds the Conclave in the iconic Peers Room of the House of Lords.

The event was attended by over 150 policymakers, executives and thought leaders from over thirty nations, creating a truly global collaboration and community. This included several notable dignitaries including Lords, Ambassadors, Baronesses, and mayors.

Awardees were selected through WCRCInt’s 8-month independent evaluation framework, designed to ensure objectivity and rigor.

Key stages included Global Nominations. These are open submissions from 150+ countries, vetted for eligibility using data-driven analysis evaluating quantitative metrics regarding sustainability market influence and qualitative insights like stakeholder impact and ethical governance.

Awardees were then peer and expert reviewed under assessment from a 25-member panel of industry leaders, academics, and policymakers and third-party audits, where they were validated by independent auditors to confirm transparency and accuracy.

“Our methodology blends innovation with integrity. Every awardee has demonstrated measurable, scalable impact aligned with global sustainability goals,” emphasised Abhimanyu Ghosh, Group Editorial Director of WCRCINT”.

Siva was invited and awarded as a Global Power Leader for his astonishing business transformation and commitment to his people and community and transforming his business from a single area to a 19-territory empire in just a matter of years, all the while hiring over 900 staff in communities across the UK, fostering local talent, and donating countless hours and pounds to charities and sustainable business practices.

Lord Swraj, Chairperson of Jury, WCRCINT &. Global Industrialist underscored the significance of winning such an award:

Speaking on Corporate Social Responsibility and Business Change

For Siva, one of the highlights of the event was bringing his family in attendance to the House of Lords to support and cheer him on as he accepted his award.

“I was delighted to be invited and to attend, for both myself and my family and my team, this is all testament to our hard work, and I am very grateful for everyone involved and for receiving this once in a lifetime opportunity and recognition.”

Siva was also asked to speak to the other members of the congregation about his journey, thoughts and advice for creating a business that transforms the world around it for the good of all it touches.


Echoing throughout the hallowed halls, Siva called for the other attendees to recognise the success rooted in a strong work ethic and integrity and values that support a healthy business and conscious, highlighting the importance of corporate responsibility and giving back to the community.

“I arrived in the UK at 18 after leaving my home country of Sri Lanka, which, at the time, was in the midst of a civil war, and worked from the minute I arrived on British shores. As a single father, I was determined to make a name and a better life for myself and my family. I have since raised two well-adjusted children into adulthood and am committed to continuing to set a good example for them and those around me.”

“This has informed my approach to doing business, as I am determined to take care of my community and work hard to engage with it at every level through my business. This philanthropic core is also baked into my culture, wherein there is no question or ulterior rationale for ‘giving back’, as it were. Community is everything. “When I first began my business, one of my goals was always to be a business that cares. In just eight years, we have made a tangible impact on the people in our communities across the UK. We do this through different initiatives, focusing on areas and topics I and my team are impassioned by, whether supporting educational groups and sessions to help support children in underfunded areas, mentorship of staff, combatting homelessness through continued work with our local YMCA, championing local businesses by sponsoring SME awards and accreditations or bettering the environment. It is the latter, though, which has been a key focus for me in recent years, as clients across the sectors we serve increasingly focus on their environmental impact.   1. Behind Equipment and Furnishings

You probably wipe down used equipment and furnishings like tables, carts, and stools after surgery to rid them of germs.

However, it’s also important to move these items so that you can clean underneath and behind them too.

When cleaning your operating room, make sure you pull furniture and equipment away from the wall so that you can sweep and mop behind these items.

Dust and debris also often collect in corners and underneath equipment, where they can harbour infectious agents.

Take the time to thoroughly clean behind these items to eliminate build-up that would reduce the sterility of your operating environment.


  1. Floors

Surfaces like the operating table might seem like the most germ-prone spots in your operating room, but the floors aren’t far behind. Bodily fluids and other substances can land on the floor during surgery, requiring a prompt clean-up.

European Franchisee of the Year Siva Kugathas from ServiceMaster Clean AAA has been recognised for the second year in a row at the UK Business Awards.

Why did you specifically choose the category?

What does being a finalist signify for you and your business?

And for my team, it means a lot as well. Not only do we all want to be a part of something great, but without them doing the day-to-day, we wouldn’t be able to grow as we have or do what we do, so any award that recognises the business is also for them.”

The winning formula: How Siva became Franchisee of the Year

As Franchisee of the Year, Siva has demonstrated a track record of strong overall development and innovation, care for staff and collaboration with other franchisees within the ServiceMaster Clean brand.

The judges, who were all key figures in the world of franchising from the Netherlands, UK, France and Germany, were so impressed by Siva and his accomplishments that they came to the unanimous decision to award him Franchisee of the Year.

Employee Advocacy and Development

After doubling the size of his business eighteen months after purchase, Siva acquired eighteen further territories in seven years.

In that time, he has grown his staff from seventeen employees to a 925-strong team who, through Siva’s mentorship, grow in their fields and achieve ambitious targets. All this in an industry with notoriously high staff turnover.

This included adding a sales team supported by ServiceMaster’s head office. This team is responsible for ServiceMaster Clean AAA’s ability to pull in an average of twenty-five monthly contracts.

Siva has also implemented multiple bonus schemes for full-time employees, which is unheard of in cleaning and generates excellent employee advocacy. His sponsorship scheme supports management staff studying any course of their choice to support their growth and development.

This has reduced staff turnover and helped recruit over one hundred and fifty new employees in 2023 – with 98% of his management team being internal promotions from cleaning roles.


Environmental Initiatives and Corporate Social Responsibility

Siva has undertaken several initiatives to reduce his business’s environmental impact as part of an ongoing strategy from ServiceMaster Ltd. to reach net zero by 2030.

Last year, Siva purchased a plot of land named ‘The ServiceMaster Woodland”. He is actively conserving this land to offset the company’s carbon emissions by planting trees for each new contract he wins. YTD, this amounts to over 239 trees and counting, which will absorb over 5000 lbs of carbon yearly!

Siva has donated thousands of pounds and hours to local and international charities.

This has included participating in events for the local YMCA, raising thousands of pounds and donating £5,000 to them for training and development of their staff by providing sponsorship for two years to allow a homeless individual to live in private accommodation.

He also delivers regular non-profit cleaning for them, allowing their facilities to maintain hygiene standards for those in their care. This led them to name a room after ServiceMaster Clean at the Guildford Foyer.

He has taken part in charity initiatives alongside his team, covering 200 miles in one month to sponsor the planting of trees and fundraising to provide shelter for women and children recovering from domestic abuse and gender-based violence.


Franchise Advocacy

As a strong advocate for ServiceMaster and the franchise industry, Siva mentors new franchise prospects and helps fellow franchisees with queries.

He is often the first to respond to a question in the network groups and will visit and host franchisees to share strategies and observations, supports the development of new ideas and is always the first to trial new initiatives, strategies and pilot projects.


Client Support and Satisfaction

Siva’s commitment to going above and beyond also extends to his customers, as his approach to customer service is to exceed his client’s desires and leave them in a far better place than they started.

His team conduct regular audits, allowing customers to submit personal feedback directly to the team to put the customer experience at the forefront, allowing Siva to understand where he needs to improve and how to help deliver an even better experience.

Since implementing this, he has observed a growth in customer satisfaction, measured through industry-recognised Net Promotor Scores (NPS).

In the cleaning industry, an NPS score of above zero is good. 50+ is excellent, and anything over 70 is exceptional. Siva’s scores reached 100 in 2020 and stayed over 50 since, with a score of 77 last year and 80 in 2024 so far.

At the time, the business turned over £50,000, but in a matter of years, he has transformed it into a shining star in his multi-million-pound, multi-territory empire.

As an astute businessman with 20 years of experience in franchising for brands like KFC and Pizza Hut before buying his ServiceMaster Clean franchise, Siva knew the success that could be achieved through investing in a successful franchise.

Using the ServiceMaster Clean model and thorough strategies that combat common hurdles in the cleaning industry, Siva has transformed a good business into something great.

He has been ambitious from the start, with an initial goal of creating more job opportunities and rapid growth within the local area.

His practices around employee mentorship, customer satisfaction, ‘celebrity service’ and employing a dedicated sales team allowed him to transform his business into a bastion of success.

Initially doubling the size of his operation in just 18 months, he has also acquired 18 further territories in 7 years. As a top-performing franchisee, he is committed to exceeding client expectations and driving the business.


Creating a staff-centred work environment

Siva knew that to transform his business, he needed to transform his staff.

Cleaning is an industry that holds staff at its core, but staff turnover is notoriously high at an average of 400%.

Therefore, since 2017, Siva has implemented multiple initiatives to improve employee well-being and retention to motivate his staff’s investment in the success of his operation. Initially, he implemented senior-level staff bonus schemes alongside a quarterly bonus scheme for all full-time employees.

He also created a sponsorship scheme whereby at least two management staff can study any course in an area of their choice to support their growth and development.

He regularly holds social events for management and full-time cleaning staff to boost morale and cultivate team spirit. This reduced staff turnover and meant Siva recruited over 150 employees last year.

Staff are spread across his territories from Canterbury to Scotland, with offices in key areas led by Siva’s centralised oversight from Guildford and supported by a team of area managers. Through the mentorship scheme, senior staff have achieved accountancy, bookkeeping, admin and secretarial skills, and executive leadership qualifications.

Five regional managers appointed last year have progressed from cleaning or area supervisor roles and over half of area managers were promoted from cleaners.

This is unusual in the cleaning industry, not only because cleaners do not progress within a company due to the lack of internal structure to support their growth, but they also don’t usually stay in any one company for too long.

By contrast, many of Siva’s staff have been with the business for many years, and his staff has grown from 17 employees to over 900 today.

His employee growth includes being one of the first franchisees to introduce a dedicated salesforce.

This has allowed him to win new business on the back of ambitious targets, with many salespeople winning six-figure contracts and each one pulling in a monthly average of 25 contracts, breaking records in our franchise network and demonstrating the success of investing in staff and encouraging their commitment to driving business success.


Customer Mania

Siva’s business transformation has also been supported by his ‘Customer Mania’ mantra and commitment to delivering “celebrity service” as he strives for every customer interaction to be memorable for all the right reasons.

This can include sending personalised video messages instead of emails to make initial points of contact and ensuring all clients are treated the way Siva would treat one of his celebrity clients. This recently included going above and beyond by providing over 2,500 hours of cleaning to a client for a special event.

This has impacted Siva’s top line and customer satisfaction, as measured on-site through TellServiceMaster and Smiley Forms, and evidenced through his excellent Net Promotor Scores of an average of 88.5 in the last two years, compared to an industry average of 40.

When he began in 2017 and 2018, scores were good at 31 and 22%, but have dramatically risen through the transformations Siva has made in his approach, despite the complications of the pandemic.


Transforming client relationships

Siva’s strategies have also involved transforming customer and client relationships, as this is the central tenant of his service. He knows people buy from people, and happy people buy from happy people.

Transforming his work environment into one where his staff can thrive has placed them in the perfect position to grow sales and deliver a personalised service through regular client meetings. Within the world of franchising, the BFA HSBC UK British Franchise Awards are some of the most prestigious awards a franchise business and brand can win.

ServiceMaster Clean Contract Services Manchester – HSBC UK Best in Class Multi-Unit Single Brand Award

The BFA describe the HSBC UK best-in-class multi-unit awards as ‘like no other.’

It recognises business owners who have built empires in franchising.

The judges were looking for ‘a franchisee [who] has a clear passion for business and is a master of managing management teams.’

CJ Micallef is the daughter of ServiceMaster Clean Contract Services Manchester’s original owners, Sarah and Martin Steinman, who started the business in 1991 and operated out of the conservatory of their family home.  

CJ joined the company in 2004 as a Key Account Manager after a career working in leadership roles for companies like Starbucks Coffee.

Today, she is Managing Director, having taken the reigns of the family business.

She has been instrumental in expansion through the growth of the business’s turnover, capacity, and efficiency.

The business boasts one of the ServiceMaster Clean brand’s largest local market shares, achieved through organic and local sales growth, and only eight national accounts, despite only covering one major city and competing with approximately 440 cleaning companies.

In 2019, CJ created a five-year plan to reach a £5 million turnover when turning over £2.5 million.

They have achieved above and beyond their goals and, with a current turnover of £5.2 million, are growing in line with their 37% growth in the last year and consistent growth in previous years.

When they formulated these goals, they were primed for growth but were halted by COVID-19. They have since grown by over £2 million in two years.

They have expanded both licenses to have much greater coverage across Greater Manchester and Cheshire through a fleet of branded vehicles, which have grown by 17 cars in the past 12 months, improving the business’s operational capacity and efficiency and the size of the franchise operation through our market share and brand visibility locally.

The franchise now serves 200 clients across 850 sites in vital markets like offices, schools and housing associations.


ServiceMaster by Deeland – HSBC UK Best in Class Multi-Unit Multi-Brand Award

ServiceMaster by Deeland is also shortlisted in the Best-in-Class Multi-Unit category as a Multi-Branded operation due to the professional residential and commercial carpet and upholstery and disaster restoration services, they provide under the ServiceMaster Restore and ServiceMaster Clean brands alongside their contract cleaning services.

The business was started by Contract Services franchisee Nick Dee Shapland in 1991 as a sole trader in Newbury and Reading.

In 2021 it became an Employee Ownership Trust, whereby 80% of the company shares are held in trust on behalf of the employees. 

This structurally ensures that their staff can contribute to ideas within the company and benefit from a shareholder distribution scheme.

Not only does this result in greater longevity and expertise amongst their team, but it also ensures that staff are actively invested in the success and growth of the business and go ‘above and beyond’ in providing excellent customer service with a real financial motivation to achieve growth.

All this has contributed to their achievements in business success in the wider world and ServiceMaster’s franchise network.

Not only did they achieve their franchisor-set target of 10% growth annually over the last five years, but they also received multiple awards for growth and environmental initiatives.


ServiceMaster Clean AAA – Business Builder Award

After winning big last year by taking home the Franchisee Trailblazer and People’s Choice awards, Siva Kugathas is now shortlisted in the brand new Business Builder category.

This award recognises a franchisee who has purchased a profitable resale business and

is now excelling by executing strategies that elevate it from good to great.

Siva purchased ServiceMaster Clean Contract Services Guildford in 2017 as a resale from an existing franchisee.

At the time, the business turned over £50,000. In a matter of years, he has transformed it into a shining star in his multi-million-pound, multi-territory empire: ServiceMaster Clean AAA.

Using the ServiceMaster Clean model and thorough strategies that combat common hurdles in the cleaning industry, Siva has transformed a good business into something great.

He has been ambitious from the start, with an initial goal of creating more job opportunities and rapid growth within the local area.

His practices around employee mentorship, customer satisfaction, ‘celebrity service’ and employing a dedicated sales team allowed him to transform his business into a bastion of success.

Initially doubling the size of his operation in just 18 months, he has also acquired 18 further territories in 7 years to grow to a turnover of £6 million last year.

Now, as a top-performing franchisee, he is committed to exceeding client expectations and driving the business to achieve a target of a £10 million turnover by 2027.

Our business owners and their fellow finalists will now spend the next few months working on the next round of judging before the winners are announced in November at the end of the BFA’s annual conference.

Growth Awards

One of the most highly decorated attendees of the night was ServiceMaster Clean Contract Services AAA, recognised for growth of over £5M in 5 years and £1.5M the last year.


NPS Customer Award

The team was also awarded for their excellent NPS and customer satisfaction.

With an NPS of +77, they far exceed the industry average of 40, demonstrating how they go above and beyond to deliver exceptional customer service.

When collecting this award, business owner Siva Kugathas remarked on the significance of customer service:

“Customers are everything. Without customers, we don’t mean anything, so taking this award has shown that we are doing something we should be doing by [making them happy.”


Employee Engagement Initiatives and Staff Awards

Siva was also awarded for how he engages with his team and works with them to keep going above and beyond.

Through engagement like employee mentorship schemes and 360-degree feedback, Siva has even been shortlisted globally for his efforts to recruit, retain and develop the best team to aid his business growth – which made him the worthy winner of this award.

As evidence of these initiatives in action, two of the team also received prestigious staff awards, both Kamil Derenowski, who won the Employee’s Choice Employee of the Year Award and Gauri Lather, who won Salesperson of the Year for her constant ability to deliver great results for AAA since joining the business, and for her ambitious mindset, drive to win and dedication to growing the business.


Giving Back to the Community

The team also won an award for the work that they have done in their community, which has included helping to combat homelessness in the local community and taking part in support schemes like the Pay it Forward scheme.

Be it through local charity events, Siva is always looking to give back, whether through large financial donations, supporting team members with their own charitable endeavours or even international community initiatives where he can make a difference within communities closest to his heart.


Carbon Neutral Invest in the Future Award

Siva and his team were also awarded (by our headline sponsor, Capital Fleet Solutions) for their commitment and dedication to reducing their carbon footprint through a tree planting initiative at his ServiceMaster Clean AAA woodland.

Speaking of his initiatives while collecting this award, Siva said:

“We have invested in our own woodland to [ensure] the future is protected and that we’re doing something about [climate change]. It’s our social responsibility. Everybody needs to do their bit. I think that it’s our responsibility.”


Marion E. Wade Award

The team also received one of the most prestigious awards of the night: the Marion E Wade Award – named after the ServiceMaster founder and minor league baseball player who began ServiceMaster as a moth-proofing company in 1959.

This award recognises a business owner who embodies the ethos held dear to our brand of ‘going above and beyond’.

As the winner, Siva was recognised for his drive and motivation that have led to rapid growth over the years, alongside achieving new record highs for the franchise network, and his trailblazing approach to winning new business has been recognised on several accounts, both internally and externally.
