When life presents unimaginable challenges, some crumble, while others rise to create opportunities that shape generations. Siva Kugathas, now hailed as one of Europe’s greatest franchise leaders, is a prime example of the latter. His story started not in boardrooms or business school but in the precariousness of existence. Just 18 years old, he came to the UK from conflict-torn Sri Lanka, a solo dad committed to ensuring his children had a life he never enjoyed.

“I arrived with nothing but the desire to work and create a better life for my children,” Siva remembers. “Every choice since has been informed by resilience, family, and wanting to give back.”


About Siva

Since his early days in Britain, Siva’s work ethic has remained his strongest point. With more than two decades in the world of franchising with Pizza Hut and KFC, he had been looking for a business without boundaries. In 2017, he found his mission in contract cleaning and purchased ServiceMaster Clean AAA. What started as a humble beginning has developed into a network in 19 territories nationwide, from Dover to Aberdeen.

“I picked cleaning because it’s universal,” he says. “Humans will always need it, and we’ll always be here to fill that need.”

Never one to rest on his laurels, Siva recently ventured into home cleaning with Merry Maids franchises in Aberdeen and Inverness, providing his daughter, newly graduated from university, an opportunity to front operations. “To my way of thinking, the most significant aspect of business is legacy. To watch my children come in and forge their own future makes me proud,” he reveals.

Awards trailed his constant drive for excellence. In 2023, Siva received several HSBC UK BFA British Franchise Awards and was selected by the British Franchise Association to represent the UK at the European Franchise Federation Awards in Brussels. Against the best franchisees in Europe, he was crowned the coveted European Franchisee of the Year.

“Being there, being the face of the UK and then winning on behalf of the whole of Europe, was one of my most proud moments,” he recalls.

This award opened international doors, from giving keynote speeches in the House of Lords on sustainability to speaking at the Global Business Conclave and high-profile events in Dubai and Sri Lanka. Each platform legitimized his voice as a leader dedicated to ethical entrepreneurship.

“I have never lost track of what makes a business succeed,” Siva explains. “Success in franchising is discipline, consistency, and most important, respect for the people who make it happen day in and day out.”


Overcoming Challenges

Every success story has chapters of hardship. For Siva, the COVID-19 pandemic tested his leadership like never before. As businesses shuttered, demand for sanitisation surged. Instead of directing from a distance, he rolled up his sleeves and led from the front.

In 2024, tragedy hit closer to home when his good friend and Commercial Director, Kinga, suddenly died. Her loss was a great void, but Siva made grief out of cohesion. He organised counselling, exercise sessions, and morale-boosting activities for his staff, and implemented Kinga Day, to be commemorated every December 2nd.

“Real leadership is not necessarily about triumphs, it is also about leading people through failure and adversity,” he states in low tones.

To Siva, wealth extends far from monetary achievement.

“Wealth is about building something of significance that lasts beyond you, something that inspires other people,” he says.

Now his children actively participate in his businesses, realizing his dream of merging enterprise with family legacy.

His leadership philosophy is straightforward: Lead by example, empower others. From taking his senior team with him to award ceremonies, to investing in staff development, Siva makes leadership a shared experience.

“In an industry where employee turnover is high, I believe the answer is to value people, invest in their growth, and celebrate their contributions,” he points out.

The future is a daunting one. Siva is aiming to double his turnover to £10 million by 2027 while venturing into new markets. In terms of sustainability, ServiceMaster Clean AAA is already carbon-neutral certified in 2023 and will be assisting its franchisor in reaching net zero by 2030.

When queried about what advice he would give to future billionaires, Siva takes a simple route: “Believe in what you do, and chase your dream with your whole heart and soul.”

From having nothing but willpower when he first arrived in the UK, to being a leading franchisee in Europe and a moral business ambassador on the world stage, Siva Kugathas is testament that success is not always determined by money. It is determined by durability, legacy, and the influence one leaves behind on people and society.

Making steps to raise awareness for the Forget Me Knot Challenge at ServiceMaster Clean AAA.

The team from ServiceMaster Clean AAA held a team walk as part of this year’s Forget Me Knot Challenge to raise awareness and funds for those living with dementia in the UK.


The Forget Me Knot Challenge

Alzheimer’s Society is symbolised by the forget-me-not flower, which has long been associated with Alzheimer’s and dementia due to its connection to memory loss. The Forget Me Knot Challenge is a sponsored virtual relay where staff and owners from various UK businesses run, walk, or cycle the total mileage between each location, linking them together and raising funds for Alzheimer’s Society: creating the Forget Me Knot. Walking to raise awareness and honour those affected, the team showed that even small steps can make a meaningful difference.

Members of staff had a fantastic time walking together at Epsom Downs Racecourse, enjoying the views, fresh air, and great company while racking up around 12,000+ steps each in two hours. Even those who couldn’t be there in person joined in by walking in their own local towns, making it a fun, inclusive, and heartwarming team effort that brought everyone together in spirit.

The walk was a lovely chance for everyone to catch up outside of work and enjoy the fresh air. With plenty of laughter, the team came away feeling closer and proud of raising the miles on the Forget Me Knot Challenge.

“ Giving back to the community is important to me. I think personally, to me, it’s in my DNA. That’s how I’ve been brought up, and that’s the way I want my company to be,” said Siva upon collecting his award.

“We split three ways on who we support. One is the local people in need: we put homeless people into their own homes to live in partnership with our local YMCA, and I’m very, very proud of that. That’s the thing that gives me the most satisfaction about our community activity, putting those people from the street into accommodation and sheltering them, giving them food, giving them clothing, and giving them the security and getting them off the street.”

“We provide various things to our staff as well, to help, educate and support them. And also recently, as of two years ago, we started to look after the environment, and that’s very close to my heart.”

European Franchisee of the Year Siva Kugathas from ServiceMaster Clean AAA has been recognised for the second year in a row at the UK Business Awards.

The UK Business Awards were founded to champion enterprise and leadership excellence by recognising exceptional business initiatives.

After winning last year, Siva has once again taken home the Leader of the Year (SILVER) Award as well as Entrepreneur of the Year (GOLD).


Leader of the Year:

This category recognises someone in a leadership position who’s inspired, guided and reassured staff.

With over 925 staff across 19 territories, Siva is dedicated to ensuring his team is at the forefront of his operation, as having the right people in the right places directly impacts the service we deliver to our clients due to our regular on-site audits that allow us to maintain the best possible service to suit your needs.

Siva, the owner of ServiceMaster Clean Contact Services AAA, was named a finalist in the BFA HSBC UK British Franchise Awards 2024 in July after winning big last year.

Siva is being recognised in the Business Builder category for purchasing a profitable resale business and excelling by executing strategies that elevate it from good to great.

We sat down with Siva ahead of the awards finals this week to discuss the awards and see how it feels to be a finalist.

What inspired you to take the plunge and enter the awards? 

“After winning last year, I knew the value that the BFA HSBC UK British Franchise Awards bring to a business. I also didn’t want to rest on my laurels and recognise my business’s overall journey and how we’ve grown in the last year and prove that we can keep getting better and better.”


Why did you specifically choose the category? 

“The Business Builder category lets us tell the story of ServiceMaster Clean AAA from where we started to where we are today. I’m really proud of our journey, and I feel that this category allows us to share and be recognised for that.”


What does being a finalist signify for you and your business?

“Being a finalist means so much. For me, it’s about showcasing who we are and what we do, and it means a lot to be recognised by the BFA and HSBC UK alongside all the other great franchisees. And for my team, it means a lot as well. Not only do we all want to be a part of something great, but without them doing the day-to-day, we wouldn’t be able to grow as we have or do what we do, so any award that recognises the business is also for them.”

“I am very excited; it is a great event, and it’s always such a fantastic atmosphere with so many accomplished members of the franchising world in the UK in one room.”

Meet Siva Kugathas, a finalist in this year’s BFA HSBC British Franchise Awards.

The business, which provides expert contract cleaning services across swathes of the UK, has been shortlisted for the Business Builder award at the BFA HSBC British Franchise Awards 2024 after winning Franchisee Trailblazer and People’s Choice awards last year.

Here’s everything you need to know about him.


Who is Siva Kugathas?

Siva Kugathas purchased ServiceMaster Clean Contract Services Guildford in 2017 as a resale from an existing franchisee.

At the time, the business turned over £50,000, but in a matter of years, he has transformed it into a shining star in his multi-million-pound, multi-territory empire.

As an astute businessman with 20 years of experience in franchising for brands like KFC and Pizza Hut before buying his ServiceMaster Clean franchise, Siva knew the success that could be achieved through investing in a successful franchise.

Using the ServiceMaster Clean model and thorough strategies that combat common hurdles in the cleaning industry, Siva has transformed a good business into something great.

He has been ambitious from the start, with an initial goal of creating more job opportunities and rapid growth within the local area.

His practices around employee mentorship, customer satisfaction, ‘celebrity service’ and employing a dedicated sales team allowed him to transform his business into a bastion of success.

Initially doubling the size of his operation in just 18 months, he has also acquired 18 further territories in 7 years. As a top-performing franchisee, he is committed to exceeding client expectations and driving the business.


Creating a staff-centred work environment

Siva knew that to transform his business, he needed to transform his staff.

Cleaning is an industry that holds staff at its core, but staff turnover is notoriously high at an average of 400%.

Therefore, since 2017, Siva has implemented multiple initiatives to improve employee well-being and retention to motivate his staff’s investment in the success of his operation. Initially, he implemented senior-level staff bonus schemes alongside a quarterly bonus scheme for all full-time employees.

He also created a sponsorship scheme whereby at least two management staff can study any course in an area of their choice to support their growth and development.

He regularly holds social events for management and full-time cleaning staff to boost morale and cultivate team spirit. This reduced staff turnover and meant Siva recruited over 150 employees last year.

Staff are spread across his territories from Canterbury to Scotland, with offices in key areas led by Siva’s centralised oversight from Guildford and supported by a team of area managers. Through the mentorship scheme, senior staff have achieved accountancy, bookkeeping, admin and secretarial skills, and executive leadership qualifications.

Five regional managers appointed last year have progressed from cleaning or area supervisor roles and over half of area managers were promoted from cleaners.

This is unusual in the cleaning industry, not only because cleaners do not progress within a company due to the lack of internal structure to support their growth, but they also don’t usually stay in any one company for too long.

By contrast, many of Siva’s staff have been with the business for many years, and his staff has grown from 17 employees to over 900 today.

His employee growth includes being one of the first franchisees to introduce a dedicated salesforce.

This has allowed him to win new business on the back of ambitious targets, with many salespeople winning six-figure contracts and each one pulling in a monthly average of 25 contracts, breaking records in our franchise network and demonstrating the success of investing in staff and encouraging their commitment to driving business success.


Customer Mania

Siva’s business transformation has also been supported by his ‘Customer Mania’ mantra and commitment to delivering “celebrity service” as he strives for every customer interaction to be memorable for all the right reasons.

This can include sending personalised video messages instead of emails to make initial points of contact and ensuring all clients are treated the way Siva would treat one of his celebrity clients. This recently included going above and beyond by providing over 2,500 hours of cleaning to a client for a special event.

This has impacted Siva’s top line and customer satisfaction, as measured on-site through TellServiceMaster and Smiley Forms, and evidenced through his excellent Net Promotor Scores of an average of 88.5 in the last two years, compared to an industry average of 40.

When he began in 2017 and 2018, scores were good at 31 and 22%, but have dramatically risen through the transformations Siva has made in his approach, despite the complications of the pandemic.


Transforming client relationships

Siva’s strategies have also involved transforming customer and client relationships, as this is the central tenant of his service. He knows people buy from people, and happy people buy from happy people.

Transforming his work environment into one where his staff can thrive has placed them in the perfect position to grow sales and deliver a personalised service through regular client meetings. The business practices Celebrity Service with all customers, ensuring they go above and beyond through highly personalised service and seeking regular feedback.

These points of genuine relationality have improved connections to and the satisfaction of customers tenfold, as evidenced by the improvement of his NPS scores.

In December , ServiceMaster Clean COntract Services Canterbury/Ashford carried out a Beach Clean to raise money for Porchlight. Porchlight is the largest charity in Kent that helps the homeless and vulnerable.

We are pleased to say we raised £198.50! This will go a long way to funding their homeless helpline or providing welcome packs for someone’s first night away from the streets .

Here at ServiceMaster Clean Contract Services Canterbury we are passionate about cleaning and giving back to our local community.

As part of our commitment to our local community and our company environmental ethos, ServiceMaster Canterbury took part in a Beach clean. The beach clean took place on Friday 13th November and four members of the office team took part. The team were provided with a litter picking kit by the foreshore services through Canterbury Council and were given a specific part of the beach to clean.
The clean took about an hour and a half in total and made a noticeable difference to the beach so all of the local residents can enjoy it more. As part of our environmentally aware ethos at ServiceMaster Canterbury, we are putting plans in place to take part in more regular beach cleans during 2020.
ServiceMaster Canterbury are putting in plans to go ‘Above and Beyond’ not only in cleaning but also giving back to our local community and raising money for a local charity while we are at it.
