Three UK franchise partners recently travelled to Las Vegas to attend the annual ServiceMaster Restore and ServiceMaster Clean Annual Conference in the United States. CJ Micallef from ServiceMaster Clean Contract Services Manchester, Kevin Harden from ServiceMaster Clean Contract Services Mercia and Siva Kugathas from ServiceMaster Clean Contract Services AAA all had the pleasure of visiting the States for their annual Clean and Restore Conference. The event brought together more than 1,000 franchise owners, leaders, and industry experts from across the global ServiceMaster network.

The conference gave UK partners the chance to learn from top performers, hear from world-class speakers, and bring back practical ideas to support business growth across the UK franchise network.

Attending global events like this is a key part of staying competitive in franchising. It allows franchise owners to see what works in other markets and apply those lessons to their own businesses.


A Strong Focus on Sales Growth

One of the main themes throughout the conference was the importance of maintaining a clear sales focus. Successful franchise businesses do not rely on referrals alone. They invest in structured sales activity to support long-term growth.

Alongside the conference sessions, the UK franchise partners also had the chance to experience the atmosphere of Las Vegas.

Making steps to raise awareness for the Forget Me Knot Challenge at ServiceMaster Clean AAA.

The team from ServiceMaster Clean AAA held a team walk as part of this year’s Forget Me Knot Challenge to raise awareness and funds for those living with dementia in the UK.


The Forget Me Knot Challenge

Alzheimer’s Society is symbolised by the forget-me-not flower, which has long been associated with Alzheimer’s and dementia due to its connection to memory loss. The Forget Me Knot Challenge is a sponsored virtual relay where staff and owners from various UK businesses run, walk, or cycle the total mileage between each location, linking them together and raising funds for Alzheimer’s Society: creating the Forget Me Knot. Walking to raise awareness and honour those affected, the team showed that even small steps can make a meaningful difference.

Members of staff had a fantastic time walking together at Epsom Downs Racecourse, enjoying the views, fresh air, and great company while racking up around 12,000+ steps each in two hours. Even those who couldn’t be there in person joined in by walking in their own local towns, making it a fun, inclusive, and heartwarming team effort that brought everyone together in spirit.

The walk was a lovely chance for everyone to catch up outside of work and enjoy the fresh air. With plenty of laughter, the team came away feeling closer and proud of raising the miles on the Forget Me Knot Challenge.

Giving Back to the Community

This award recognised ServiceMaster Clean AAA as a business that embodies the spirit of giving back. They give not only locally but also internationally. From supporting local charity events and making generous financial contributions to backing team members in their fundraising efforts and engaging in international initiatives, their impact is both far-reaching and deeply personal.

“ Giving back to the community is important to me. I think personally, to me, it’s in my DNA. That’s how I’ve been brought up, and that’s the way I want my company to be,” said Siva upon collecting his award.

“We split three ways on who we support. One is the local people in need: we put homeless people into their own homes to live in partnership with our local YMCA, and I’m very, very proud of that. That’s the thing that gives me the most satisfaction about our community activity, putting those people from the street into accommodation and sheltering them, giving them food, giving them clothing, and giving them the security and getting them off the street.”

“We provide various things to our staff as well, to help, educate and support them. And also recently, as of two years ago, we started to look after the environment, and that’s very close to my heart.”

Sustainability at ServiceMaster Clean AAA

For Siva and the team at ServiceMaster Clean AAA’s 19 locations across the UK, sustainability and social responsibility are core to how they conduct business.

As Siva testified during his speech for the Global Business Conclave at the House of Lords earlier this year, it is up to businesses that often disproportionately impact the environment compared to other contributors to take action for change.

“In our market, sustainability has become a hot-button topic, but many businesses, despite possibly having the most skin in the game, have been slow on the uptake. In fact, Forbes recently estimated that although 90% of companies agree that sustainability is essential, only 60% have implemented any strategy to improve their practices.”

At ServiceMaster Clean AAA, Siva has gone to great lengths to ensure his business acts sustainably, most notably, opening the ServiceMaster Clean AAA Woodland in 2023 as a conservation area for local wild and plant life, where the team plants a new tree for every new contract signed across the UK to offset the carbon emissions produced by their operations.

This initiative helps support the local ecosystem and allows Siva’s commercial clients to be included in their campaign for a more sustainable future, efforts that have already seen ServiceMaster Clean AAA certified as a carbon-neutral business, and now the South Asian Award of Appreciation.


Community Support

Alongside his sustainability award, Siva was awarded for his community support both in the UK and Sri Lanka. As a leader who is keen to always lead from the front while giving back, Siva is always searching for new ways to support his community across the UK and in Sri Lanka.

“I am determined to take care of my community and work hard to engage with it at every level through my business. This philanthropic core is also baked into my culture, wherein there is no question or ulterior rationale for ‘giving back’, as it were. Community is everything. So, of course, giving back is just what you do,” he says.

Over the years, this has included supporting staff with their education and personal development, raising thousands for various charities, annually sponsoring the YMCA in Guildford to allow them to provide support to the homeless, and helping fund education for disadvantaged children through Barney and Echo, to name a few.

European Franchisee of the Year Siva Kugathas from ServiceMaster Clean AAA has been recognised for the second year in a row at the UK Business Awards.

The UK Business Awards were founded to champion enterprise and leadership excellence by recognising exceptional business initiatives.

After winning last year, Siva has once again taken home the Leader of the Year (SILVER) Award as well as Entrepreneur of the Year (GOLD).


Leader of the Year:

This category recognises someone in a leadership position who’s inspired, guided and reassured staff.

With over 925 staff across 19 territories, Siva is dedicated to ensuring his team is at the forefront of his operation, as having the right people in the right places directly impacts the service we deliver to our clients due to our regular on-site audits that allow us to maintain the best possible service to suit your needs.

What inspired you to take the plunge and enter the awards? 

“After winning last year, I knew the value that the BFA HSBC UK British Franchise Awards bring to a business. I also didn’t want to rest on my laurels and recognise my business’s overall journey and how we’ve grown in the last year and prove that we can keep getting better and better.”


Why did you specifically choose the category? 

“The Business Builder category lets us tell the story of ServiceMaster Clean AAA from where we started to where we are today. I’m really proud of our journey, and I feel that this category allows us to share and be recognised for that.”


What does being a finalist signify for you and your business?

“Being a finalist means so much. For me, it’s about showcasing who we are and what we do, and it means a lot to be recognised by the BFA and HSBC UK alongside all the other great franchisees. And for my team, it means a lot as well. Not only do we all want to be a part of something great, but without them doing the day-to-day, we wouldn’t be able to grow as we have or do what we do, so any award that recognises the business is also for them.”

The business, which provides expert contract cleaning services across swathes of the UK, has been shortlisted for the Business Builder award at the BFA HSBC British Franchise Awards 2024 after winning Franchisee Trailblazer and People’s Choice awards last year.

Here’s everything you need to know about him.


Who is Siva Kugathas?

Siva Kugathas purchased ServiceMaster Clean Contract Services Guildford in 2017 as a resale from an existing franchisee.

At the time, the business turned over £50,000, but in a matter of years, he has transformed it into a shining star in his multi-million-pound, multi-territory empire.

As an astute businessman with 20 years of experience in franchising for brands like KFC and Pizza Hut before buying his ServiceMaster Clean franchise, Siva knew the success that could be achieved through investing in a successful franchise.

Using the ServiceMaster Clean model and thorough strategies that combat common hurdles in the cleaning industry, Siva has transformed a good business into something great.

He has been ambitious from the start, with an initial goal of creating more job opportunities and rapid growth within the local area.

His practices around employee mentorship, customer satisfaction, ‘celebrity service’ and employing a dedicated sales team allowed him to transform his business into a bastion of success.

Initially doubling the size of his operation in just 18 months, he has also acquired 18 further territories in 7 years. As a top-performing franchisee, he is committed to exceeding client expectations and driving the business.


Creating a staff-centred work environment

Siva knew that to transform his business, he needed to transform his staff.

Cleaning is an industry that holds staff at its core, but staff turnover is notoriously high at an average of 400%.

Therefore, since 2017, Siva has implemented multiple initiatives to improve employee well-being and retention to motivate his staff’s investment in the success of his operation. Initially, he implemented senior-level staff bonus schemes alongside a quarterly bonus scheme for all full-time employees.

He also created a sponsorship scheme whereby at least two management staff can study any course in an area of their choice to support their growth and development.

He regularly holds social events for management and full-time cleaning staff to boost morale and cultivate team spirit. This reduced staff turnover and meant Siva recruited over 150 employees last year.

Staff are spread across his territories from Canterbury to Scotland, with offices in key areas led by Siva’s centralised oversight from Guildford and supported by a team of area managers. Through the mentorship scheme, senior staff have achieved accountancy, bookkeeping, admin and secretarial skills, and executive leadership qualifications.

Five regional managers appointed last year have progressed from cleaning or area supervisor roles and over half of area managers were promoted from cleaners.

This is unusual in the cleaning industry, not only because cleaners do not progress within a company due to the lack of internal structure to support their growth, but they also don’t usually stay in any one company for too long.

By contrast, many of Siva’s staff have been with the business for many years, and his staff has grown from 17 employees to over 900 today.

His employee growth includes being one of the first franchisees to introduce a dedicated salesforce.

This has allowed him to win new business on the back of ambitious targets, with many salespeople winning six-figure contracts and each one pulling in a monthly average of 25 contracts, breaking records in our franchise network and demonstrating the success of investing in staff and encouraging their commitment to driving business success.

Three franchise business owners from ServiceMaster Clean Contract Services have risen to the top of the franchising world as finalists in the BFA HSBC UK British Franchise Awards 2024.

Within the world of franchising, the BFA HSBC UK British Franchise Awards are some of the most prestigious awards a franchise business and brand can win.

They celebrate excellence and showcase the innovation, dedication, and positive impacts franchises make across the UK.

In this, its 35th Year, the awards have seen a record number of entrants, with hundreds of businesses across the nation throwing their hats into the ring for consideration from the expert judging panel: spearheaded by the BFA’s Chief Executive, Pip Wilkins and HSBC UK’s Head of Franchising, Gillian Morris.

Despite the competition, not one, not two, but three ServiceMaster Clean Contract Services businesses are among the final shortlist of applicants across three categories.


ServiceMaster Clean Contract Services Manchester – HSBC UK Best in Class Multi-Unit Single Brand Award

The BFA describe the HSBC UK best-in-class multi-unit awards as ‘like no other.’

It recognises business owners who have built empires in franchising.

The judges were looking for ‘a franchisee [who] has a clear passion for business and is a master of managing management teams.’

CJ Micallef is the daughter of ServiceMaster Clean Contract Services Manchester’s original owners, Sarah and Martin Steinman, who started the business in 1991 and operated out of the conservatory of their family home.  

CJ joined the company in 2004 as a Key Account Manager after a career working in leadership roles for companies like Starbucks Coffee.

Today, she is Managing Director, having taken the reigns of the family business.

She has been instrumental in expansion through the growth of the business’s turnover, capacity, and efficiency.

The business boasts one of the ServiceMaster Clean brand’s largest local market shares, achieved through organic and local sales growth, and only eight national accounts, despite only covering one major city and competing with approximately 440 cleaning companies.

In 2019, CJ created a five-year plan to reach a £5 million turnover when turning over £2.5 million.

They have achieved above and beyond their goals and, with a current turnover of £5.2 million, are growing in line with their 37% growth in the last year and consistent growth in previous years.

When they formulated these goals, they were primed for growth but were halted by COVID-19. They have since grown by over £2 million in two years.

They have expanded both licenses to have much greater coverage across Greater Manchester and Cheshire through a fleet of branded vehicles, which have grown by 17 cars in the past 12 months, improving the business’s operational capacity and efficiency and the size of the franchise operation through our market share and brand visibility locally.

The franchise now serves 200 clients across 850 sites in vital markets like offices, schools and housing associations.


ServiceMaster by Deeland – HSBC UK Best in Class Multi-Unit Multi-Brand Award

ServiceMaster by Deeland is also shortlisted in the Best-in-Class Multi-Unit category as a Multi-Branded operation due to the professional residential and commercial carpet and upholstery and disaster restoration services, they provide under the ServiceMaster Restore and ServiceMaster Clean brands alongside their contract cleaning services.

The business was started by Contract Services franchisee Nick Dee Shapland in 1991 as a sole trader in Newbury and Reading.

In 2021 it became an Employee Ownership Trust, whereby 80% of the company shares are held in trust on behalf of the employees. 

This structurally ensures that their staff can contribute to ideas within the company and benefit from a shareholder distribution scheme.

Just weeks after winning two awards at the BFA HSBC British Franchise Awards and being made a three-time finalist in the Customer Centricity World Series, Siva Kugathas from ServiceMaster Clean AAA has won a prestigious leadership award.

ServiceMaster Clean AAA’s Employee Experience Strategy

By introducing a rewards scheme and emphasis on team building, Siva has reduced staff turnover and has recruited over 150 new employees this year.

Through the mentorship scheme, senior-level staff have achieved prestigious accountancy, bookkeeping, admin and secretarial skills, and executive leadership qualifications.

Two of these included staff who received qualifications from Oxford University.

The mentorship of Siva’s staff has seen excellent results at all levels of his business.

How business success led to an overseas Christmas for ServiceMaster AAA.

2022 was a year of success for the owner of ServiceMaster Clean Contract Services AAA Siva Kugathas.

From winning and judging awards – including being crowned a Great British Entrepreneur and cleaning up at ServiceMaster Live – to taking part in multiple initiatives to support the local community, there’s been no shortage of activity for Siva and his team.

So, a trip abroad to commemorate the holidays certainly didn’t go amiss!

As part of a Christmas Conference and to celebrate all of the various successes and say thank you for all of their hard work, Siva took his senior leadership team to Antalya in Turkey last month.

The conference

When the team arrived in Turkey, it was time for a traditional dress evening full of celebration and anticipation for the conference, which Siva says created great excitement with guests at the hotel.

The next day, Siva shared 2022 results and unveiled plans & strategies for 2023.

This also involved a session on retaining and growing customers, followed by an evening Awards session, meal and drinks to celebrate and thank those who went above and beyond for ServiceMaster AAA in 2022.

The trip was tied off the next day with a full day to explore Antalya and a final evening meal, after which the team danced the night away before their flight home the next day.

The impact

Now back from Turkey, Siva says that he wanted to take his team overseas as an opportunity to bring everyone together.

With a vast territory covering many different areas in the country and staff based in separate offices nationwide, Siva says his goal with the conference was partly to bring the team together and get them working as a unit.

He says it was great to see his staff in a different environment, which enabled him to see how he can support them in a work setting and reward them for their hard work this year.

He adds that the trip was great fun and that it was lovely that everyone got to share an experience, socialise and get together, which, with such a vast team, doesn’t happen very often!

Siva is owner of one of the fastest growing ServiceMaster Clean Contract Services businesses in the UK and despite the time and effort Siva puts in to providing exceptional service to his clients, he always finds time to give back to the local community and charities.

During the month of February Siva has completed a 100 mile walk/run in aid of Refuge. Not only did he achieve this, he did it whilst recovering from COVID-19. The event took place straight after Siva was ill with COVID-19, which made it far more of a challenge than planned. Despite all of the odds, Siva managed to complete the walk/run for the event. It was very tough to start with, as Siva’s fitness was very poor following the bout of COVID-19. He was forced to take breaks every half a mile, as breathing was struggle due to the effect of COVID-19 on his lungs, but Siva persevered, knowing it was for a good cause.

“I signed up to this challenge before feeling unwell but wanted to meet my commitment to Refuge. It is a vital charity and supports people when they need support the most. I am in a fortunate position and I want to support people who need help and support. I have experienced what it is like to be a refugee myself as a school age child during a war in Sri Lanka and understand the challenges of needing a safe place” said Siva.

Refuge has been running since 1971, and has led campaigns against domestic abuse. They have grown to become the country’s largest single provider of specialist domestic and gender-based violence services. Now supporting over 7,000 women and children on any given day.

Siva also added, “I am proud to have been involved with this event, and at ServiceMaster Clean Contract Services Guildford we are always looking to closely work with local charities and support them in any way we can”.

However YMCA Guildford were determined to maintain their services and put to use the expertise developed in that time to support newly arrived UASC within a supported housing environment.
