This year, the ServiceMaster Clean Contract Services AAA annual conference took place overseas in Tenerife. The four-day programme brought the management team together to reflect, plan, and reconnect away from the day-to-day demands of the business.

The conference focused on three clear areas. Reviewing the past year, recognising challenges, and setting direction for the year ahead.

 


Reflecting on the Year

The first part of the conference centred on honest reflection. The team reviewed business performance from the previous 12 months and discussed the challenges faced across operations, leadership, and growth. Each session highlighted how individual roles contribute to wider success and how teamwork plays a direct role in overcoming pressure and change.

The sessions also created space for open discussion. Managers shared experiences, lessons learned, and ideas for improvement. Feedback from the programme was extremely strong, with most delegates rating the sessions 10 out of 10.


Looking Ahead

Alongside reflection, the conference placed strong emphasis on the future. Team members set personal and professional goals, alongside clear pledges for the year ahead. These commitments were grounded in accountability, performance, and continued development across the AAA business.

Bringing the management team together in a focused environment helped reset priorities and build momentum going into the new business year.

Team Building and Connection
Day three focused on team building. A beachfront breakfast set the tone before the main activities hosted by Vicki and Caan. Competitive spirit ran high, with Ayran and his team taking the overall win. Friendly debates over judging only added to the energy and engagement throughout the day.

The evening marked the main social event of the trip. A 1970s-themed night brought creativity, commitment, and enthusiasm from across the team. The event was held in honour of a colleague and friend, Kinga, who is no longer with us. Now known as Kinga Night, the evening was filled with shared memories, dancing, laughter, and moments of reflection. It was a powerful reminder of the bonds within the team.


Final Day
Day four allowed time to relax and recharge. Team members explored the local area, shopped, and enjoyed time poolside before preparing for the journey home.

A Conference to Remember
The Tenerife conference was more than a business event. It reinforced who ServiceMaster Clean AAA is as a team. The trip created space for reflection, honest conversation, celebration, and renewed focus.

When life presents unimaginable challenges, some crumble, while others rise to create opportunities that shape generations. Siva Kugathas, now hailed as one of Europe’s greatest franchise leaders, is a prime example of the latter. His story started not in boardrooms or business school but in the precariousness of existence. Just 18 years old, he came to the UK from conflict-torn Sri Lanka, a solo dad committed to ensuring his children had a life he never enjoyed.

“I arrived with nothing but the desire to work and create a better life for my children,” Siva remembers. “Every choice since has been informed by resilience, family, and wanting to give back.”


About Siva

Since his early days in Britain, Siva’s work ethic has remained his strongest point. With more than two decades in the world of franchising with Pizza Hut and KFC, he had been looking for a business without boundaries. In 2017, he found his mission in contract cleaning and purchased ServiceMaster Clean AAA. What started as a humble beginning has developed into a network in 19 territories nationwide, from Dover to Aberdeen.

“I picked cleaning because it’s universal,” he says. “Humans will always need it, and we’ll always be here to fill that need.”

Never one to rest on his laurels, Siva recently ventured into home cleaning with Merry Maids franchises in Aberdeen and Inverness, providing his daughter, newly graduated from university, an opportunity to front operations. “To my way of thinking, the most significant aspect of business is legacy. To watch my children come in and forge their own future makes me proud,” he reveals.

Awards trailed his constant drive for excellence. In 2023, Siva received several HSBC UK BFA British Franchise Awards and was selected by the British Franchise Association to represent the UK at the European Franchise Federation Awards in Brussels. Against the best franchisees in Europe, he was crowned the coveted European Franchisee of the Year.

“Being there, being the face of the UK and then winning on behalf of the whole of Europe, was one of my most proud moments,” he recalls.

This award opened international doors, from giving keynote speeches in the House of Lords on sustainability to speaking at the Global Business Conclave and high-profile events in Dubai and Sri Lanka. Each platform legitimized his voice as a leader dedicated to ethical entrepreneurship.

“I have never lost track of what makes a business succeed,” Siva explains. “Success in franchising is discipline, consistency, and most important, respect for the people who make it happen day in and day out.”


Overcoming Challenges

Every success story has chapters of hardship. For Siva, the COVID-19 pandemic tested his leadership like never before. As businesses shuttered, demand for sanitisation surged. Instead of directing from a distance, he rolled up his sleeves and led from the front.

In 2024, tragedy hit closer to home when his good friend and Commercial Director, Kinga, suddenly died. Her loss was a great void, but Siva made grief out of cohesion. He organised counselling, exercise sessions, and morale-boosting activities for his staff, and implemented Kinga Day, to be commemorated every December 2nd.

“Real leadership is not necessarily about triumphs, it is also about leading people through failure and adversity,” he states in low tones.

To Siva, wealth extends far from monetary achievement.

“Wealth is about building something of significance that lasts beyond you, something that inspires other people,” he says.

Now his children actively participate in his businesses, realizing his dream of merging enterprise with family legacy.

His leadership philosophy is straightforward: Lead by example, empower others. From taking his senior team with him to award ceremonies, to investing in staff development, Siva makes leadership a shared experience.

“In an industry where employee turnover is high, I believe the answer is to value people, invest in their growth, and celebrate their contributions,” he points out.

The future is a daunting one. Siva is aiming to double his turnover to £10 million by 2027 while venturing into new markets. In terms of sustainability, ServiceMaster Clean AAA is already carbon-neutral certified in 2023 and will be assisting its franchisor in reaching net zero by 2030.

When queried about what advice he would give to future billionaires, Siva takes a simple route: “Believe in what you do, and chase your dream with your whole heart and soul.”

From having nothing but willpower when he first arrived in the UK, to being a leading franchisee in Europe and a moral business ambassador on the world stage, Siva Kugathas is testament that success is not always determined by money. It is determined by durability, legacy, and the influence one leaves behind on people and society.

Making steps to raise awareness for the Forget Me Knot Challenge at ServiceMaster Clean AAA.

The team from ServiceMaster Clean AAA held a team walk as part of this year’s Forget Me Knot Challenge to raise awareness and funds for those living with dementia in the UK.


The Forget Me Knot Challenge

Alzheimer’s Society is symbolised by the forget-me-not flower, which has long been associated with Alzheimer’s and dementia due to its connection to memory loss. The Forget Me Knot Challenge is a sponsored virtual relay where staff and owners from various UK businesses run, walk, or cycle the total mileage between each location, linking them together and raising funds for Alzheimer’s Society: creating the Forget Me Knot. Walking to raise awareness and honour those affected, the team showed that even small steps can make a meaningful difference.

Members of staff had a fantastic time walking together at Epsom Downs Racecourse, enjoying the views, fresh air, and great company while racking up around 12,000+ steps each in two hours. Even those who couldn’t be there in person joined in by walking in their own local towns, making it a fun, inclusive, and heartwarming team effort that brought everyone together in spirit.

The walk was a lovely chance for everyone to catch up outside of work and enjoy the fresh air. With plenty of laughter, the team came away feeling closer and proud of raising the miles on the Forget Me Knot Challenge.

“We split three ways on who we support. One is the local people in need: we put homeless people into their own homes to live in partnership with our local YMCA, and I’m very, very proud of that. That’s the thing that gives me the most satisfaction about our community activity, putting those people from the street into accommodation and sheltering them, giving them food, giving them clothing, and giving them the security and getting them off the street.”

“We provide various things to our staff as well, to help, educate and support them. And also recently, as of two years ago, we started to look after the environment, and that’s very close to my heart.”

This is an extra special award, even amongst the many prestigious awards at the gala, as the winner was chosen and voted for by their colleagues, and so is decided by the people who know them the best.

In Anka, her colleagues recognised a drive to continually stand out for her outstanding performance, unwavering commitment, and constant support to those around her. She leads by example, offering help without hesitation, gets involved and brings positivity into every space she works in, and it was clear from the sheer volume of nominations she received just how valued Anka is by her team.

Anka, whose award came just in time to celebrate her birthday, says she was overwhelmed by the support from her peers.

“Oh wow, this is heavy, my hands are literally shaking,” she said, collecting the award.

“It means so much to have the appreciation of my colleagues, and without them, I would not be able to win this. It was my birthday yesterday, so I definitely will celebrate with my guys, and obviously, this means a lot, so I think the drinks will be on me tonight!”

Growth in Recent Years

Businesses were recognised both for their development over the last year, and the amount they have grown over their past five years in business. Three businesses, ServiceMaster Clean South East London, Huddersfield and Dudley, were awarded for growth of over £100,000 in 2024, while Mercia, North East, and Exeter were recognised for over £200,000 growth. ServiceMaster Clean London City also took home the award for growth of over £300,00, while BFA HSBC UK Great British Franchise Awards finalists ServiceMaster Clean by Deeland and ServiceMaster Clean Manchester were recognised for their growth of over £500,000. ServiceMaster Clean AAA and LNP were the biggest growers, with each taking home an award for growth of over £600,000 in the last year.

Not only that, but several of these business owners were also recognised for strong longer-term growth as Mercia, North East and Deeland, and Manchester, LNP, and AAA were awarded for growth of over one, two, three and five million pounds respectively since 2020.

The Global Power Leader Awards, held annually at the Global Business Conclave, celebrate pioneering brands and leaders who have redefined industries through innovation, sustainability, and ethical leadership.

The World Centre for Research and Consulting (WCRCInt) holds the Conclave in the iconic Peers Room of the House of Lords.

The event was attended by over 150 policymakers, executives and thought leaders from over thirty nations, creating a truly global collaboration and community. This included several notable dignitaries including Lords, Ambassadors, Baronesses, and mayors.

Awardees were selected through WCRCInt’s 8-month independent evaluation framework, designed to ensure objectivity and rigor.

Key stages included Global Nominations. These are open submissions from 150+ countries, vetted for eligibility using data-driven analysis evaluating quantitative metrics regarding sustainability market influence and qualitative insights like stakeholder impact and ethical governance.

Awardees were then peer and expert reviewed under assessment from a 25-member panel of industry leaders, academics, and policymakers and third-party audits, where they were validated by independent auditors to confirm transparency and accuracy.

Siva was invited and awarded as a Global Power Leader for his astonishing business transformation and commitment to his people and community and transforming his business from a single area to a 19-territory empire in just a matter of years, all the while hiring over 900 staff in communities across the UK, fostering local talent, and donating countless hours and pounds to charities and sustainable business practices.

Speaking on Corporate Social Responsibility and Business Change

For Siva, one of the highlights of the event was bringing his family in attendance to the House of Lords to support and cheer him on as he accepted his award.

“I was delighted to be invited and to attend, for both myself and my family and my team, this is all testament to our hard work, and I am very grateful for everyone involved and for receiving this once in a lifetime opportunity and recognition.”

Siva was also asked to speak to the other members of the congregation about his journey, thoughts and advice for creating a business that transforms the world around it for the good of all it touches.

“I arrived in the UK at 18 after leaving my home country of Sri Lanka, which, at the time, was in the midst of a civil war, and worked from the minute I arrived on British shores. As a single father, I was determined to make a name and a better life for myself and my family. I have since raised two well-adjusted children into adulthood and am committed to continuing to set a good example for them and those around me.”

“This has informed my approach to doing business, as I am determined to take care of my community and work hard to engage with it at every level through my business. This philanthropic core is also baked into my culture, wherein there is no question or ulterior rationale for ‘giving back’, as it were. Community is everything. So, of course, giving back is just what you do.”

“When I first began my business, one of my goals was always to be a business that cares. In just eight years, we have made a tangible impact on the people in our communities across the UK. We do this through different initiatives, focusing on areas and topics I and my team are impassioned by, whether supporting educational groups and sessions to help support children in underfunded areas, mentorship of staff, combatting homelessness through continued work with our local YMCA, championing local businesses by sponsoring SME awards and accreditations or bettering the environment. It is the latter, though, which has been a key focus for me in recent years, as clients across the sectors we serve increasingly focus on their environmental impact. In our market, sustainability has become a hot-button topic, but many businesses, despite possibly having the most skin in the game, have been slow on the uptake. In fact, Forbes recently estimated that although 90% of companies agree that sustainability is essential, only 60% have implemented any strategy to improve their practices. It’s almost 10 years since Ray Anderson, Founder of Interface, spoke on environmental corporate responsibility and coined the phrase ‘comply is not a vision’.”

We sat down with Siva ahead of the awards finals this week to discuss the awards and see how it feels to be a finalist.

What inspired you to take the plunge and enter the awards? 

“After winning last year, I knew the value that the BFA HSBC UK British Franchise Awards bring to a business. I also didn’t want to rest on my laurels and recognise my business’s overall journey and how we’ve grown in the last year and prove that we can keep getting better and better.”


Why did you specifically choose the category? 

“The Business Builder category lets us tell the story of ServiceMaster Clean AAA from where we started to where we are today. I’m really proud of our journey, and I feel that this category allows us to share and be recognised for that.”


What does being a finalist signify for you and your business?

“Being a finalist means so much. For me, it’s about showcasing who we are and what we do, and it means a lot to be recognised by the BFA and HSBC UK alongside all the other great franchisees. And for my team, it means a lot as well. Not only do we all want to be a part of something great, but without them doing the day-to-day, we wouldn’t be able to grow as we have or do what we do, so any award that recognises the business is also for them.”

 Siva Kugathas has long been a trailblazer in franchising.

Upon joining ServiceMaster in 2016, Siva transformed a business turning over £50,000 into an empire of nineteen successful territories spanning from Inverness to Dover.

Now, he has risen to new heights, representing UK franchising for ServiceMaster Brands UK and the British Franchise Association as Franchisee of the Year at the European Franchise Federation’s European Franchise Awards 2024, which he dedicated to those who have helped him get to where he is today:

The winning formula: How Siva became Franchisee of the Year

As Franchisee of the Year, Siva has demonstrated a track record of strong overall development and innovation, care for staff and collaboration with other franchisees within the ServiceMaster Clean brand.

The judges, who were all key figures in the world of franchising from the Netherlands, UK, France and Germany, were so impressed by Siva and his accomplishments that they came to the unanimous decision to award him Franchisee of the Year.

Employee Advocacy and Development

After doubling the size of his business eighteen months after purchase, Siva acquired eighteen further territories in seven years.

In that time, he has grown his staff from seventeen employees to a 925-strong team who, through Siva’s mentorship, grow in their fields and achieve ambitious targets. All this in an industry with notoriously high staff turnover.

This included adding a sales team supported by ServiceMaster’s head office. This team is responsible for ServiceMaster Clean AAA’s ability to pull in an average of twenty-five monthly contracts.

Siva has also implemented multiple bonus schemes for full-time employees, which is unheard of in cleaning and generates excellent employee advocacy. His sponsorship scheme supports management staff studying any course of their choice to support their growth and development.

This has reduced staff turnover and helped recruit over one hundred and fifty new employees in 2023 – with 98% of his management team being internal promotions from cleaning roles.


Environmental Initiatives and Corporate Social Responsibility

Siva has undertaken several initiatives to reduce his business’s environmental impact as part of an ongoing strategy from ServiceMaster Ltd. to reach net zero by 2030.

Last year, Siva purchased a plot of land named ‘The ServiceMaster Woodland”. He is actively conserving this land to offset the company’s carbon emissions by planting trees for each new contract he wins. YTD, this amounts to over 239 trees and counting, which will absorb over 5000 lbs of carbon yearly!

Siva has donated thousands of pounds and hours to local and international charities.

This has included participating in events for the local YMCA, raising thousands of pounds and donating £5,000 to them for training and development of their staff by providing sponsorship for two years to allow a homeless individual to live in private accommodation.

He also delivers regular non-profit cleaning for them, allowing their facilities to maintain hygiene standards for those in their care. This led them to name a room after ServiceMaster Clean at the Guildford Foyer.

He has taken part in charity initiatives alongside his team, covering 200 miles in one month to sponsor the planting of trees and fundraising to provide shelter for women and children recovering from domestic abuse and gender-based violence.


Franchise Advocacy

As a strong advocate for ServiceMaster and the franchise industry, Siva mentors new franchise prospects and helps fellow franchisees with queries.

He is often the first to respond to a question in the network groups and will visit and host franchisees to share strategies and observations, supports the development of new ideas and is always the first to trial new initiatives, strategies and pilot projects.


Client Support and Satisfaction

Siva’s commitment to going above and beyond also extends to his customers, as his approach to customer service is to exceed his client’s desires and leave them in a far better place than they started.

His team conduct regular audits, allowing customers to submit personal feedback directly to the team to put the customer experience at the forefront, allowing Siva to understand where he needs to improve and how to help deliver an even better experience.

Since implementing this, he has observed a growth in customer satisfaction, measured through industry-recognised Net Promotor Scores (NPS).

What is the ServiceMaster Clean AAA Woodland and what has the impact been?

Siva and the team at AAA strongly believe that, as a business, reducing their carbon footprint to help combat climate change is part of their social responsibility.

About the International Brilliance Awards 2024

The International Brilliance Awards 2024 brought together industry leaders, professionals, and award-winning individuals for an evening of celebration and inspiration.

ServiceMaster Clean AAA and its owner, Siva Kugathas, won four awards categories, making this the fourth year in a row that they have won big at the event.

But what, pray tell, did they win?



The Awards Won

Entrepreneur of the Year – Brilliance Award

This marked Siva as an entrepreneur exemplifying drive, determination and exceptional abilities in creating and administering a successful business, evidenced by his proven record of leadership, ingenuity, tenacity and success.


CEO of the Year – Silver Award

As CEO of the Year, Siva consistently demonstrated clarity of vision, judgment and motivational skills to transform and empower his business.

This award recognises the ability to bring about real change for the better at a company level, in the industry as a whole and in the lives of employees.

Judges also considered entire track records, with extra attention to accomplishments since January 2017.

Having only just hit the ground running when taking over ServiceMaster Clean Contract Services Guildford in January 2017, Siva has turned his single territory operation into a 14-territory empire in this time, going from strength to strength in both business and community support.


Brilliance in Customer Services – Gold Award

This award recognises businesses constantly striving to exceed customer expectations with industry-leading service standards and innovation around customer experience.

Judges also examined how ServiceMaster Clean AAA measured customer satisfaction through NPS, our TellServiceMaster system.

As well as the effectiveness of complaint handling and how customer service improves their commercial performance.


Brand Brilliance (Small to Medium) – Silver Award

The Brand Brilliance Award was selected after heavy deliberation.

The winners are the star entries encompassing the best Business Brilliance over the year.

This award demonstrates consistent growth, strong financial performance, and Brand recognition.

Judges searched for exceptional delivery, site engagement and functionality, security, innovation and ethical practice.

They also examined how staff were engaged and developed, how strategic vision is led, managed and implemented, and evidence of a plan for sustained growth.

Siva Kugathas from ServiceMaster Clean AAA has been named Leader of the Year.

Just weeks after winning two awards at the BFA HSBC British Franchise Awards and being made a three-time finalist in the Customer Centricity World Series, Siva Kugathas from ServiceMaster Clean AAA has won a prestigious leadership award.

Siva was awarded the Leader of the Year at the UK Business Awards 2023.


The UK Business Awards ’23 

The awards feature 20 categories designed to capture vital aspects of business in the UK.

Siva was nominated for his employee mentorship schemes and his dedication to his team.

The GOLD Leader of the Year award was the highlight of the night and celebrates exceptional leadership as a vital component of commercial success and celebrates the leadership of an inspiring, guiding and reassuring mentor – all of which Siva is in spades!

Award judge and Training Director for First Impression Training, Marie Cross, said of Siva and his accomplishment:

Siva joined ServiceMaster Clean in 2017 from a background in franchise business management and has grown a single unit in Guildford with 17 staff to a 14-territory empire with over 900 employees.


ServiceMaster Clean AAA’s Employee Experience Strategy

By introducing a rewards scheme and emphasis on team building, Siva has reduced staff turnover and has recruited over 150 new employees this year.

Through the mentorship scheme, senior-level staff have achieved prestigious accountancy, bookkeeping, admin and secretarial skills, and executive leadership qualifications.

Two of these included staff who received qualifications from Oxford University.

The mentorship of Siva’s staff has seen excellent results at all levels of his business.

Staff who initially began with us as cleaners have found ServiceMaster Clean AAA a great place to work and develop.

For example, all regional managers promoted or appointed this year have progressed internally from cleaning or area supervisor roles.

Over half of Siva’s sixteen area manager positions were promoted from cleaners – evidencing the success of his ability to mentor and support staff from an entry-level role to a role with more responsibility.

This is all highly unusual in the cleaning industry, not only because, often, cleaners do not progress within a company – usually due to the lack of internal structure to support their growth – but they also tend not to stay in any one company for too long.
